Landlords (and their Tenants) have certain obligations and responsibilities within Hidden Woods. This page will outline the relevant policies and provide links to the associated documents as well.
If you are going to lease your unit you are obligated to know and abide by the following restrictions and procedures:
· Lease Agreements – Owners are to provide a copy of the completed lease agreement within 15 days of the execution of the initial agreement. Failure to do so will result in a violation and fine. Leases can NOT be for less than 12 month basis. If a lease is ‘rolling over’ with the same tenant in place, Landlord must provide a written letter to the management office indicating same, and stating new lease expiration date.
· Lease Addendum – The Association has a requirement for the Landlord to complete and return the Association’s Lease Addendum. That form can be found here <<2019-09-05 Lease Rider (with Counsel revisions)>>
· Resident Move In/Out Escrow – The Lease Addendum references a mandatory payment of $250.00 for the Resident Move In/Out Escrow. A summary of the terms and procedures associated with that Resolution can be found here << Tenant Move In-Out Escrow Resolution Summary >>
· Tenant Census – Owners are required to have the Tenant complete a Census Form and return it. The form is located here << HW Tenant Form – 2019>>
· Trash Disposal – We have a guideline document for Trash, Recycling and Bulk Pick Ups located << Trash Recycling Bulk Procedure >> Tenants should be provided a copy of this for reference.
· Tenant Communication – The Association has a legal obligation and relationship with you as a Unit Owner as outlined within the governing documents, just as you do with your Tenant through your lease agreement. The Association does not have any direct legal relationship lease tenants. Any requests or questions that your Tenant may have of the Association, needs to come through you as their Landlord, which you should then forward to the Property Manager on their behalf.
