Open Meeting Results

Joseph Penevolpe ran unopposed and was elected to an additional two year term.

The October financial report was reviewed and noted that the Association was running an operating profit of $28,705.00 (YTD)

The 2021 operating budget was passed with no increase to the monthly assessments.

The Property Manager and Board discussed the project to replace the sprinkler system which will be operational in the spring. The project was completed out of the existing reserve funds and no additional assessment was required. They also discussed the previously postponed roof replacement project. This will be revisited in the spring of 2021 and a decision will be made then as to whether to proceed with the project.

Open Meeting Reminder

Per the mailing that was sent to the Unit Owners in October, be advised that the meeting to elect members to the Board of Trustees will take place on Monday November 23rd  at 7:00pm. Due to the COVID-19 pandemic, we will not be holding an in person meeting.

The meeting will be held via WebEx video conference. Owners can attend the meeting by logging in via computer (speakers required, but no camera necessary) at the following website: https://webex.com. Click on ‘JOIN’ on the top right section of the page. The meeting number will be 126  954  5851 and the passcode is 59PAmEQVKd3.

Gutter Cleaning

Starting Monday June 8th, we will be starting gutter cleaning of all the buildings within the community We wanted to let the residents know in case you see the workers up on ladders.

Power Washing

Starting on Monday, May 18th and continuing into either Wednesday or Thursday, we will be power washing buildings 1, 2, 3 & 4 (Units 1 through 77). During this time we would ask owners and residents to remove any plants, or other fragile/breakable items from their patio and porch areas, and keep any windows closed.

As the township does not allow us to utilize hydrant hookups, the crews will have to utilize the outside spigots for the units. The contractor has been given explicit instructions to swap out to different spigots every couple of units if possible, so as to minimize the water usage from any one unit.

Asphalt repairs

On Wednesday August 7th we will be completing additional asphalt repairs within the community.

  1. Area 1 – Main entrance area mid-way from island next to bldgs. 1 & 2 to the lot exit intersection. NOTE: This area will be blocked off to traffic in BOTH lanes, so ALL traffic inbound and outbound within the community will be diverted through the parking lot of buildings 1 & 2 during this work, and until the following morning.
  2. In the main circle, the inside lane near and across from the lot entrance to building 8 will be repaired.
  3. The asphalt along the short row of parking spots by bldg. 6 (units 99-117) will be repaired. NOTE: All cars MUST be removed from these spots the night before the repairs. Any cars left in those spots will be towed at the owners expense.
  4. In the long parking lot adjacent to building 5 (units 79-97), approximately 15 spots in the center of that row of spots. The spots are marked out with pink contractor spray paint. NOTE: All cars MUST be removed from these spots the night before the repairs. Any cars left in those spots will be towed at the owners expense.
  5. The asphalt area adjacent to the mailbox by buildings 5 and 6 will be repaired. There will be one lane open to allow traffic in and out of the side lot.

If we experience inclement weather, the planned rain date will be Thursday August 8th and we will post an update here.

Bulk Pickup

Bulk items are NOT to be left in or next to the enclosures. Residents MUST contact Suburban Disposal directly to arrange for and schedule a bulk pickup. Contact Kathy at 732-393-1003 or Kathy@suburbandisposalinc.com to provide information on what you would like to dispose, and she can arrange for any necessary payments and scheduling. Residents are responsible for payment of any associated fees for bulk pickups. You will need to check with them to make sure the item is eligible for bulk pickup.

If your item(s) are not eligible for pickup from (e.g. TVs, electronics, large appliance). Then you will need to contact the Holmdel Township Public Work Department for instructions on drop off options (732-946-2820). Residents who do not follow these instructions will be fined, and back billed for any associated disposal fees. If you have any questions, contact the Property Manager’s office at 732-985-8500.

Storage Rules Reminder

  • Please make sure you do not have any belongings on your patio besides allowable furniture.
  • Do not leave bags of garbage on your patio.
  • Do not store your personal belongings, children’s toy collections, bicycles, or other household items on your patios.
  • Please maintain your rear decks as well. Do not leave construction material, tools, ladders, old appliances and the like behind your unit.
  • Personal items, bird feeders, decorative fencing, and landscaping decorations are not allowed in/on the common grounds without Board approval. Leave those items there At Your Own Risk.
